Tribunals Ontario Portal
The Landlord and Tenant Board (LTB) used to have locations throughout Ontario for filing applications and for hearings, however all of this has changed with the new initiatives to speed up hearing dates. You can still drop off applications and materials through ServiceOntario and limited email service, but your documents will be uploaded into the Landlord and Tenant Board's online document management system called TOP - Tribunals Ontario Portal. also referred to as the LTB online portal.
Use the Tribunals Ontario Portal to submit applications, upload evidence, check file status, and use Dispute Resolution Tools to try and reach an agreement.
You can save time and money by filing L1, L2, L3, L4, L9, L10, T1, T2, T5, T6 and C1, C2 applications online using the Tribunals Ontario Portal.
The Tribunals Ontario Portal requires some basic computer skills and offers limited step by step guidance on how to file an application, and how to pay filing fees with Visa or Masercard Debit and Credit cards. Many landlords and tenants have unfortunately had their application dismissed due to filing errors, so it is important to follow LTB instructions and resolve error messages on the screen before submitting the application for filing.

Filing applications on the Tribunals Ontario Portal
Filing applications with the Landlord and Tenant Board can be done online, by mail or courier, in person at ServiceOntario Centres, or by email.
We can assist you in filing your application and provide you with tailored assistance for all rental property challenges to ensure compliance and efficiency in filing your application with the Landlord and Tenant Board.
Assistance in drafting Notices and filing applications is provided for both landlords and tenants.
Your file will be opened under our company Tribunals Ontario Portal account to ensure you never miss any notices or hearing dates.

Filing other documents
Once your application has been filed, you can easily log onto the Tribunals Ontario Portal in order to file evidence, submissions and requests to the Board.
It is important to follow the Landlord and Tenant Boards' Practice Direction on Evidence to ensure your documents are in the supported format and the pages are numbered.
It is also important to follow the 7 day rule of service when serving documents on the other party.
After you have served your documents on the other party, you must also upload your documents into the Tribunals Ontario Portal.
Our team can take the headache out of viewing and exchanging messages and documents with the other party.
Our team can also upload your unavailable dates to ensure you are available for the hearing.

How to use Tribunals Ontario Portal
The Tribunals Ontario Portal can be used for all aspects of your Landlord and Tenant Board matter, including checking the status of your file, viewing messages and documents from the Board as well as the other party.
The Dispute Resolution Tool offers access to mediators and other Dispute Resolution areas to help you settle the matter before having to go to a formal hearing.
In order to use the Portal, you will need to create a Public Secure account, and then log into the Portal.
You will be provided with a file number and a unique one time PIN that will allow you to link your Application to your Public Secure Account.
If you lose or do not receive a unique one-time PIN, you must contact the LTB by email at LTB@ontario.ca or by phone at 416-645-8080 or 1-888-332-3234 (toll free) to request a new pin.

How to Pay Online
The LTB cannot accept credit card payment via fax or email.
You can file applications and Requests for Reviews by email and pay the filing fee on the Online Payment for Tribunal Applications webpage.
After you pay, you will be emailed a receipt. Save the receipt as a PDF or print and scan it. Send your application together with your receipt to ltbpayments@ontario.ca.
In the “Subject Line” of your email, write the 7-digit receipt number and the rental unit address. Example: Receipt #1013260; Unit 234, 123 Anywhere St., Anywhere, ON, M5P 3V1.
Attach the following documents to your email:
- complete application, including payment receipt number
- payment receipt
- certificate of Service and/or Notice of Termination (if required)
